The mold problem in this basement was caused by condensation build up over a long period of time on the HVAC Ducts in the ceiling.  The cold air traveling through the Air Conditioning Ducts met hot wet air trapped inside the finished ceiling and caused moisture to collect on the metal, eventually dripping down onto the sheetrock.  Imagine a cold soda can in the middle of a humid summer day.  That's the same way these ducts collected moisture.

The mold remediation required full containment of the basement, HEPA Air filtration and the controlled removal of all affected drywall and antimicrobial application to the framework of the studs and subfloor.
